A CARE home and 33 houses will be built close to Llanelli’s Parc y Scarlets stadium.

The 1.4-hectare site is owned by Carmarthenshire Council, and used to be home to Ysgol Yr Ynys primary.

The three to four-storey care home will have 84 beds, and 20% of the homes will be classed as affordable.

Carmarthenshire Council’s planning committee unanimously approved the application by Padda Care at a meeting on August 19.

Speaking afterwards, Padda Care managing director Piers Tumeth said the company was delighted.

The care home will be delivered before the two, three and four-bedroom homes.

Mr Tumeth said: “The (care home) development in Llanelli will be going out to tender to a number of local contractors shortly and we’d be looking to start construction within six months.”

The primary school was demolished around 10 years ago, and the brownfield site is empty.

Twenty of the 33 houses will be served by an internal access road off Ynys Las, with the remainder accessing Ynys Las and Heol Hen directly.

Delivery drivers for the care home will access it off Maes-ar-ddafen Road, which will also serve up to 94 new properties on an adjacent plot of land.

Parking and congestion concerns were raised in writing by ward councillors Sharen Davies and Fozia Akhtar, particularly on rugby match days.

The planning committee wanted to know if the Padda Care scheme, which has 35 spaces for care home staff and visitors and driveway parking for the houses, would result on parking on adjacent streets.

A planning officer said there were plenty of spaces within the proposed development. A highways officer said the impact on adjacent streets would be “limited”.

Cllr Deryk Cundy wanted a site visit to assess the scheme’s potential impact on parking.

“Every space along these roads (on match days) are gone,” he said.

Two members of the public commented on the application, one in support and the other concerned about drainage, access, and the treatment of boundaries.

The committee was also told that a nearby play area would be used by future occupants of the houses.

Financial contributions towards highway improvements and education must be made as part of the planning consent.
