Detailed plans for 70 new homes on former Brymbo Steelworks site look set to progress

DETAILED plans for 70 new homes on part of the former Brymbo Steelworks site look set to be given the green light.
Outline permission for the development off Heritage Way in Tanyfron was first granted in 2012.
Two time extensions have since been approved by Wrexham Council to allow the scheme to move forward, with an additional three years given last year.
The proposals for the site next to Brymbo Sports and Social Complex now look set to progress as a reserved matters application outlining access arrangements and the layout is due to be considered by councillors next week.
The plans submitted by housebuilders Taylor Wimpey form part of the wider regeneration of the old steelworks site, which includes up to 450 houses, a new primary school, shops and a health centre.
The scheme has been backed to go ahead by the local authority’s chief planning officer, despite 12 objections from neighbours raising concerns over the impact on traffic and the capacity of local schools and health facilities.
In a report, Lawrence Isted said: “Matters relating to traffic congestion, the capacity of local infrastructure, ground stability, ecology and drainage were considered at outline planning permission stage.
“In considering this application, the council cannot revisit whether the site should be developed, whether it is suitable for development or whether local infrastructure can accommodate the development.
“Members are reminded that the outline planning permission had been subject to a planning obligation that provides for the cost of the construction of the spine road.
“Other contributions towards education, public open space and affordable housing provision had not been sought at outline stage, as this would have impinged on the viability of the site.”
He added: “The proposed internal estate roads are acceptable in terms of layout and design and adequate on-site parking is provided.
“As such I am satisfied the development will not prejudice highway safety.”
The proposals will be considered by members of the council’s planning committee at a meeting on Monday (June 5, 2021).
