Holiday lodges near Llanrhaeadr-ym-Mochnant plans approved

AFTER road safety concerns were addressed, plans to expand a family tourism business near Llanrhaeadr-ym-Mochnant have been given the green light.
The Davies family will now be able to construct six lodges and all the associated works on farmland at Moel Heulin.
There, they hope to create a “unique experience” for tourists.
The lodges will each measure  7.93 metres in length by 3.66 metres in width, and a maximum height to the ridge of  3.74 metres.
In February, a very similar application for the site was refused by Powys County Council planners.
This is because the access and exit to the site were deemed to cause an “unacceptable risk” to highway safety.
Planning officer, Luke Evans, said: “The local highway authority raised concerns in relation to visibility splays being drawn incorrectly, insufficient passing bays and forward visibility.
“The resubmitted application has sought to address the concerns previously raised.
“Based on the amended information submitted, the Local Highway Authority have raised no objection to the proposed development going ahead, subject to the inclusion of a number of appropriately worded conditions, regarding access visibility, passing bays, parking provision and surface water drainage.”
One request is that the applicant will construct two passing bays on the C2095 road which leads to the site
Another condition stipulated as part of the planning approval is that the lodges are not used by anyone as their permanent home.
A register of visitors with contact details and home address will need to be kept by the Davies’ and be available for PCC to inspect if they request it.
Agent, Richard Corbett of Roger Parry and Partners explained the proposal in a planning and design statement.
Mr Corbett said: “The Davies family want to offer a unique holiday experience, allowing visitors to relax and escape in this rural setting.
“They have two successful sites and would like to expand their tourism business.
“They have both the knowledge and expertise to ensure any new tourism sites are successful and completed to a high standard.”
“The clients have realised the need to diversify due to the unpredictable farming market.”
Mr Corbett explained that the proposal would allow younger members of the family to join the business and due to Covid-19 there is more need now than ever before to provide self-contained and outdoor accommodation.
