Plans for more than 100 houses in the Twynyrodyn area of Merthyr Tydfil have been submitted to the council.

Persimmon Homes has officially applied for planning permission to build approximately 131 houses on land off Elm Tree Grove including some affordable housing

It would be made up of a range of two, three and four bedroom houses with a mix of detached, semi-detached and terraced.

There would be a public open space and an ecological sustainable drainage system.

The land is allocated for development in Merthyr Tydfil Council’s Local Development Plan,

In its design and access statement, Persimmon said the land is “capable of delivering a sympathetic development in a sustainable location which will contribute to the economic prosperity of the borough as a whole.

It also said that housing at this location will help to address the housing land supply shortfall in Merthyr Tydfil and contribute to the need for affordable housing.

It said the development is located within walking distance of shops, schools, a post office, a pub and a doctor’s surgery.

It also said it is well placed to promote sustainable forms of transport and reduce reliance on cars because it is 0.1 miles from a bus stop with buses going to Brecon Beacons National Park, Pontypridd and Cardiff.

The statement said it will bring jobs during the construction period and benefit the local economy afterwards through increased spend in the area from the new residents.

It said the development will safeguard trees through the creation of a green corridor to maintain and enhance habitats.

Parking would be provided on the basis of one space per bedroom for open market houses.

But the statement does recognise the need for mitigation in terms of ground contamination and noise from the A4060 and the need for a new pumping station as the existing one does not have the capacity to cope with the demand.
