COUNCILLORS will visit a smallholding hoping to add  squash court as part of a two-storey extension before making a decision on planning permission following concerns from neighbours.

The owners of Caer Madyn want to demolish a single story outbuilding and replace it with a two-storey section to house a living room, lounge, and squash court at ground floor level, and two bedrooms, all opening off an internal balcony area.

Neighbour Dr Chris Fletcher told the development control committee at Ceredigion County Council that the property had been “developed incrementally” over the years.

He had concerns about privacy, noise from the squash court and external lights “very intrusive light pollution.”

The existing footprint of the building is 191 square metres at ground floor, and 80 square metres at first floor.

The proposed extension increases the footprint at ground floor to 315sq metres of which 81 square metres is the squash court leaving the residential accommodation as 234 square metres.

Noise mitigation measures will be put in place around the squash court planning agent Alex Smith told the committee.

Councillors voted to visit the site to see what the impact on the neighbours would be and would also consider a separate application on the site for an agricultural outbuilding which has been partially built without permission.

This shed was refused planning permission in July 2017, and an appeal against the decision was dismissed in May 2017 with the resulting enforcement notice later appealed.
