CONCERNS about the risk of call-in or judicial review led councillors to delay a decision on a Trefenter house for another month.
An application for a four bedroom house was deferred from June’s development control after it was downsized from a large, open market dwelling to an affordable home with a total size of 165 square metres.
On Wednesday (July 28) members of Ceredigion County Council’s development control heard there was support for the plan from local member Cllr Rowland Rees-Evans with other also minded to approve it.
Cllr Rees-Evans said that Trefenter was made up of “sporadic” clusters of houses and the application was the fifth generation wanting to stay in the area.
Not allowing new homes in the countryside was “strangling rural communities and they are dying,” he added.
However, the application is recommended for refusal by planning officers and it was decided that further discussions be had about the significance of the departures from policy before making a final decision.
Cllr Bryan Davies proposed the delay due to the “departure from elementary policy” with the committee advised there was a risk to the authority of call-in or judicial review to be considered.
